A plan of subdivision is a plan which shows the boundary set outs of the site. A plan of subdivision needs to be drawn when you propose to develop the site and you wish to have separate titles issued for each dwelling. The plan shows the subdivision boundaries, size of each lot, common property and other important information.
A licensed surveyor needs to draw a plan of subdivision and submit this to council for approval and permits. Once a permit is issued there will be conditions on the permit which you must meet to obtain a certificate of compliance. This certificate can be used to obtain separate titles from the titles office. The plan of subdivision will then form part of the title.
